On a rental portfolio the expensive problem is rarely one repair. It is the same repair, in twelve units, forever.
We work with owners, property managers, and small portfolios on unit turns, recurring repairs, and preventive work across apartments, duplexes, and single-family rentals.
The economics here are different from a homeowner's. A dripping fill valve in an owner-occupied house is an annoyance. Across a building it is a water bill, a stream of tickets, and eventually a callback pattern that costs more than replacing all of them at once would have. We will point that out when we see it.
What we will not do is sell you a generic maintenance tier. Any programme we propose comes from walking the property and listing what is actually installed, because a plan written for someone else's building prices someone else's building.

What drives the number
We quote after diagnosis, not before. These move the number most:

Houston note
Northeast Houston has a large amount of rental and small multifamily stock, much of it from eras with galvanized supply or original cast iron drains. On those properties the recurring-ticket pattern usually traces to the pipe rather than to tenants, and that is worth establishing before another year of reactive repairs.

Do you offer a maintenance contract?
We will scope one from your property rather than selling a tier. For a small portfolio, booking work as needed is often simpler and cheaper, and we will say so. Programmes earn their value where there is enough equipment and enough tickets to justify them.
Can you work around tenants?
Yes, though access is the constraint rather than the work. Tell us how notice and entry are handled at your property and we will schedule to it.
Do you handle emergencies for managed properties?
We prioritise them, but we do not offer a blanket guaranteed response time — a promise like that gets broken the first time two emergencies land together. For properties where response matters, we can agree specific terms.
Will you tell me if a repair is not worth doing?
Yes, and on a portfolio it comes up often. Sometimes the honest answer is that a unit's supply lines are at the end of their life and continuing to patch them is the more expensive path.
